Oxfordshire Site Positioned for Formula 1’s New Electric-Era Specifications
17 March 2026
As Formula 1 prepares for its transformative 2026 regulation changes, Formula One enters a new era of electrification and advanced engineering and Bicester Arc, a 48-acre mixed-use development in North Oxfordshire, is positioning itself at the centre of that evolution.
The 2026 rules represent one of the most significant technical shifts in modern Grand Prix history. Cars will be lighter, shorter and narrower, featuring ‘Active Aero’ adjustable wings and hybrid power units where electric systems will contribute around 50% of total engine output — with electric motors three times more powerful than under previous specifications.
Located in the heart of the UK’s renowned Motorsport Valley, Bicester Arc has been designed to meet the growing demands of advanced engineering, EV and motorsport businesses seeking to expand R&D and manufacturing operations. The site benefits from a substantial 13.7 MVA power supply via a dedicated primary substation, providing the high-capacity infrastructure increasingly required for electrified powertrains, rapid prototyping, energy-intensive testing and advanced computing.
Chris White, property consultant and representative for Bicester Arc, said:
“Formula 1 has always acted as a proving ground for future mobility and energy technologies. The regions and developments that invest early in the right commercial infrastructure will be best placed to capture the long-term economic and technological benefits of this next era.”
He added:
“The 2026 regulations represent one of the most significant shifts the sport has ever undertaken. While the changes will be most visible on track, their real impact will be felt behind the scenes – in the facilities, infrastructure and locations that support elite engineering and innovation. Reliable, high-capacity power supply, adaptable space and proximity to established motorsport clusters are now fundamental to operational success.”
Powering the Electric Revolution
As Formula 1 increases electrical contribution within its hybrid systems, competitive advantage will rely on electrified drivetrains, sophisticated laboratory environments and power-hungry development facilities. In response, Bicester Arc is offering:
- Power certainty for laboratories, dyno-related workflows and advanced manufacturing
- Flexible, scalable space for engineering, testing, production and administration teams
- Strong national connectivity to talent, partners and supply chains.
The development, delivered by Sladen Estates and Peveril Securities, will provide bespoke office, laboratory and advanced manufacturing accommodation ranging from 10,000 to 600,000 sq ft. In addition, the scheme includes 310 Build-to-Rent apartments and a 15-acre eco park, supporting long-term workforce attraction and sustainability goals.
Strategically positioned, the site is approximately 14 minutes by rail to Oxford, 46 minutes to London Marylebone, and two minutes from Junction 9 of the M40 — reinforcing its accessibility within Motorsport Valley and the wider Oxford-Cambridge Growth Corridor, a region targeted by government for significant economic expansion by 2035.
As members of The Silverstone Technology Hub, the advisory team behind Bicester Arc maintains direct engagement with the evolving needs of motorsport and automotive technology businesses.
Enquiries Invited
